In operation since May 2005, Front Porch Perspectives Ltd. is an independent consulting firm headquartered in Victoria B.C. We provide services in two distinct fields:
- Affordable Housing and other Social Infrastructure services – specializing in: real estate planning and development; strategic partnerships and multi-sector business transactions; and strategic policies, procedures and analytics.
- Business Feasibility and Business Development services for small to medium enterprises particularly in the technology sector – specializing in: research and analysis; and, effective marketing and sales strategies.

Front Porch Perspectives was co-founded by Maurice Rachwalski (PhD) and Terry Rachwalski (MBA, CMC).
About Maurice Rachwalski (PhD)
As one of Canada’s leading housing and social infrastructure experts, Maurice Rachwalski has nearly 30 years in the planning and development of affordable housing and healthcare infrastructure such as residential care facilities. His unique and extensive experience spans the full spectrum of services needed to achieve success, from research and needs analysis, to strategic and business planning, through to making projects happen…literally from the ground up.
As a seasoned leader, his extensive background includes: real state development; property acquisition and disposition; structuring complex multi-party real estate transactions such as tenancies-in-common, leases, co-ownership, strata arrangements, and public/private partnerships (P3s); capital planning, innovative project financing and development of project pro formas; asset and portfolio management strategies; research, gap analysis and policy development; and, strategic operational planning. He works with clients in the public, non-profit/charitable, and private sectors.
In addition to his PhD (Public Administration, UVic.) in P3s, Maurice also holds a Master’s in Planning (UBC), and Bachelor degrees in Urban Geography (SFU) and Community Development (UBC).
Maurice is a published author and academic, and has developed curriculum and taught at several post-secondary institutions in Canada on topics such as housing, alternative dispute resolution, P3s, and community partnerships. He has presented at conferences globally on topics such as P3s, inclusive and sustainable communities, and affordable housing challenges and solutions.

About Terry Rachwalski, MBA, CMC
Terry is an award-winning Certified Management Consultant (CMC). Terry specializes in developing sales and marketing strategy and action plans for new product launches and has done extensive industry, market and competitive analyses for her clients.
She has delivered go-to-market plans including digital strategies, social media launches and integrated marketing, advertising and public relations campaigns in Canada, the United States, Europe and Central America. She has worked in a wide variety of industries such as active and passive RFID, GPS and location-based services, sensors, fibre optics, logistics, warehousing, shipping, mobile fleet management, and mobile workforce management, neutraceuticals, tourism, mining, agri-business, medical devices and billing, publishing, beverages, 3D printing, sports and entertainment.
She has worked with many technology firms including hardware, software, web application and mobile app development start-ups as a business development specialist – either for a short engagement or embedded as an executive-for-hire creating and implementing action plans for product launch.
She also works with National Research Council clients on Management Advisory Services (MAS) projects via the Canadian Association of Management Consultants on short term engagements that require focus and attention to results.
Terry is Associate Faculty at Royal Roads University delivering the Problem-Based Learning module for live consulting cases in the MBA program. She is co-author of a business book Business Diagnostics, 3rd Edition that delivers a framework for breaking down company issues before strategic planning begins.
